Getting Mortgage when person had 2 foreclosures in PAST > 10 yrs.

Hello, 

     One of my acquaintance reached out to me to help him with buying his home. The history is he has had a foreclosures in the past over 10 yrs ago.  He also had another home that was lost due to a divorce also before that foreclosed property. Now that rents are increasing he is looking to buy.  However he has been on the same job for over 23 years.  At 50 yrs,  how should he approach for a 30 yrs mortgage having the kind of history with properties he had.  I want to help him and direct with specific lenders who may help in this scenario. He is in CA and looking to buy where he lives in Central CA.  All advise/help appreciated.
