@Ben Feder it is easy in a house because the utilities are individually metered and the tenant just pays the bill directly to the utility.

Also, some NYC primarily residential co-ops with some retail space were able to sell the retail component as condominiums.To clarify for those unfamiliar with the concept, a residential cooperative is a legal situation where a specific type of corporate entity owns a residential building with 2 or more, usually many more individual apartments.

While I do not allow animals, I do include a clause that if the tenant ever considers an animal, they will be reviewed on an individual basis and they would be required to have a breed specific bite liability policy.
