Today, I was presented with a 6 unit multifamily portfolio with 10.3% CR, 22% COC and NOI of 51k. 100% occupancy, with waiting lists and all rents are below market at this time..so room to improve.

I purchased a vacant tax property, made repairs, then received redemption affidavit from taxpayer, certified mailed them improvement invoice within 10 days.

@Lindsey Orr welcome to BP it's a great resource to investors like yourself. you are able to download both contracts here on BP by going into your tools tab then going to file place there you may search for the contract you desire.
