If they are unsophisticated and/or motivated enough, they won't know/care.But, if you want to buy from banks (REOs/short sales), auctions, sellers represented by agents, etc, you're going to find your "offer cash, close with loan" strategy to be difficult or impossible.

Not impossible, but you may have to put more of your own cash into the deal than with a MLS deal becuase the wholesaler's fees will generally have to be paid with cash.Wholesalers don't like dealing with conventional lenders, either.
