I know you have to in your markets simply because the contractors don't have any credit or any money to front 5k on a job.. that's the issue most that are not in tuned simply don't understand.. they don't understand the difference between a high quality contractor with great subs.. and a low end rental rehab contractor.I mean my dry wall contractor here in Oregon has 600 employees and a JET..

Here goes:1) Work smarter, not harder.2) Don't buy liabilities that go down in value; buy assets that increase in value.3) Don't work for someone else to make them rich (W-2 employee); work for your self (i.e. own a business).4) Use other people's money to buy assets.5) Get creative (some would say reckless) with deducting standard expenses as business expenses.
