I'd hate for someone's investment work to be jeopardized just to avoid UBIT/UDFI. 

If the listed concerns are as bad as it gets, I'd hardly classify the work as shoddy.

Had I listened to their advice, I'd be in a much lower tax bracket and have a much lower net worth. 

If it's a condo rental in core/tourist areas of Miami, I'd say September would be better from our experience.

I'd run a leveraged return calculation on your existing rentals and compare that to your current yield. depending on the cost of funds- it could really be worthwhile to use leverage wisely
