If I were listing this property in my market, I would charge 6%. 10% commissions aren't unheard of, but I've only seen them on deals with a lot of hair, i.e. they present unique circumstances that would require more than normal effort on behalf of the listing agent in order to sell.

I will be putting baseboard electric in the bedroom , but I want to get rid of the propane freestanding furnace. .Right now the electric barely supports a hair dryer and microwave at the same time , its a 60 amp federal pacific box , with a sub panel with fuses in it .

Or an auto mechanic to fill up your gas tank.You should probably do your own lawn, hair, housecleaning, and auto maintenance...sew your own clothes, build your own house...you know - because you don't NEED those trained professionals! 

Dog hairs don't stick to it well at all and it really doesn't stain.
