I was introduced to my coach on the first week, and it was simply a conversation on the basics and what to expect. yet this second week was a punch to the gut.

Trust your gut more than what someone tells you.  

ARV is between 270k for 4 1/1 to low 300's for 4/2 or 4 bdr 2 1/2 Just some notes, but basically it's a gut job. - Brick or concrete for backyard - fence - update electric, heating/air system - new plumbing - repair entire exterior, paint or new stucco, remove siding in rear, add railing in front - new kitchen/bath - refinish floors - carpet in bedrooms - paint throughout - some walls, floors and ceilings need repair - extend/add room behind kitchen to add first floor laundry - new roof, windows- Currently 4/1, would add at least 1/2 bath on 1st floor to make it a 4bdr 1 1/2 bath or full bath for master suite to make it 3bdr/2bath - No finished basement, but want it cleaned up and painted - recessed lights - The layout on the 1st level will remain the same, with the exception of the extension for the 1st floor laundry and possible 1/2 bath.

We've also gutted all of the units, which filled the 30yd dumpster to the brim.

But as per property managers around the area people with children tend to come to Steelton rather than Harrisburgh.I can still get out of the contract but the numbers look good and i am going to trust my instincts with this. 

It was a foreclosure that we totally gutted.

The planning and analysis can take you far but often you will find yourself going on your gut.  

I am doing my first kitchen gut.  

That is your instinct telling you something, go with it.
