@Ryan Gartley It's not necessarily the bank, it's the government secured loan...the government only backs FHA loans up to 4-units.

Granted, I'd say about 8% of the neighborhood doors had some sort of "Do Not Solicit" sign posted, so I respected their desire for privacy.

Cost of turnover can vary from each door, depending on the previous tenant, and most of the time the cost can be offset by the security deposit.

I will suggest this.... get in front of multiple lenders, ask for any grants that may be available, or other programs that might offer down payment assistance... usually for certain neighborhoods the city/county is trying to spur investment within.
