As far as income goes... many work remotely and will travel into the City or fly down to LA a few times a month when needed.  

I understand this will eat into my margins, but I can't see myself flying down to oversee maintenance for a few weeks. 

In the end, good people will pass these questions with flying colors because they are good people. 

I still am looking for a property there by end of year for short/medium term rental I can stay in as I will be flying back and forth likely monthly, if not more, to continue "show up at office" as long as I can.

But..this likely wouldn't fly in L.A for the reason you stated...there is a stigma against manufactured homes.
