Hello,I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain.

My thought is to buy a large home, alter it slightly so it's set up for roommates instead of a family, and then rent to individual professionals that work at the hospital or local school district.

Many agents are lazy and do not take the time to add photos that illustrate unique characteristics, incorrectly add the unit numbers, bedroom count, or fail to verify the square footage that could be greater than the public records the MLS autopopulates. 4, Many MLS properties are listed under the incorrect categories (multi-family under the residential section, multi-family under commercial etc.).

Here is my plan and then my questions below:1) I want to buy single family homes across various states with each home having its own LLC in that particular state.2) I want these various LLCs to be owned by a Wyoming Holding LLC for anonymity.Here are my questions:a) Is it really as easy as creating a Wyoming Holding LLC online (e.g. zen business) and then creating an LLC for the homes in the relevant state (again using zen business as an example) ?
