Investment Info:Small multi-family (2-4 units) buy & hold investment.

I'm assuming you are talking about renting out the rooms in a SFH vs buying and living in a small multi-family.

You can find great 2-4 unit buildings at reasonable prices (compared to New York City), and many of them need to be fixed up, which is an added bonus of equity if you are willing to tackle a renovation.I'd suggest somewhere along the blue line (train) in the northwest part of the city, where you can find some priceless neighborhood vibes.Plus, the real estate community is unmatchable...tons of people willing to give you a hand up.

What Pay Per lead Companies are people finding success with? 

I have spoken to Beltway about a dscr as I have yet to find anything local that provides those.  

After a lot of research it doesn’t seem like single family investing is very lucrative, unless you score a killer off-market deal.

I currently own a home in Hawaii, unfortunately my family and I are moving and we want to make the correct choice.

People don't want to visit random neighborhood of Nashville, TN (unless they are trying to stay next to family).
