Seems fair to me to stand behind your tenant choice.Enjoy being an 'investor' and paying 16ish% of your rents for what is ultimately your responsibility anyway.

If you think you can get enough additional rent to justify turning the unit and placing a new tenant, then it should be fairly simple to give non-renewal notice and hopefully it would be a clean move out.

Someone suggested I get a handyman and lately I have been thinking that despite having a few contractors I have relationships with that have done quality work I don't really have a "team" or collection of people to call on that I trust for fair pricing and good work and reliability.

But needs to appease the seller who has been fairly accommodating until this point, and they just want their money. ( he has done 3-30 day extensions) I thought this was an opportunity to help him avoid capital gains and put some money to work in the mean-time.

If you do the work and put up with a little bs and are fair with the tenants you can turn a decent profit.
