Hi BP,I read that you can depreciate more if you depreciate building and components separately, and that big buildings are often depreciated this way.

Instead of focusing on the attitude of your 7 year tenant and the $200; read a few of the many horror stories off BP ... and also know that some landlords deal with annual annual and biannual relets.

After reading Rich Dad Poor Dad I knew that real estate would be the best way for me to create wealth. 

After doing some reading and our previous experiences, we are debating if a Move-In fee would be a better option than a Security deposit.

I'm constantly reading books and articles about business, money, investing, etc. 

(Sometimes I feel like my questions are pretty basic for experienced people, but I'm learning, reading, and figuring this out!)

After reading many books I believe that I know the fundamentals but would love the chance to sit down and pick the mind of a seasoned investor and/or anyone that has ties to the wholesaling business.I believe that my first hurdle to jump through is learning how to evaluate after repair values as well as repair costs.  

Any thing I should read or study before jumping into this?

I've been reading everything I can and analyzing deals as soon as something catches my eye, but the only areas around the chicagoland region that make sense with our crazy high taxes for buy and hold seems to be Aurora/Joliet.
