If they don't want to or... allow you to hire someone else to handle that end it can be very convoluted and more easily thrown off track requiring more precious time management of the owner!  

The cash on cash return is around 11%, The property has been fully rehabbed and I've had tenants in place since April, under professional property management.I'm looking to continue growing my portfolio, but I need to pull as much capital out of this property as I can.

Numbers show a 7% return on cash,if paid for in full. 

I can easily set you up on drip campaigns and have MLS updates sent to you, my CRM and local MLS does that work for me (takes me 5 minutes to set up).

If the tenant chooses to retain the right to return to the unit they are required to continue to pay the rent.

However, it does limit when it must be returned (within “a reasonable time” after a tenant moves, usually 21-45 days) and sets other restrictions on deposits.
