Locate the REI clubs in DFW and attend their meetings to network with the wholesalers and flippers.Creat a simple contract that says they owe you a finders fee (set amount) for every lead they close on.Personally I would get them under contract myself and wholesale them for full value but,if you don't have the time or desire to meet and negotiate with the distressed sellers,then bird dog for others that do.

This may seem silly but we also have three dogs and they do mean a lot to us.  

Our economy certainly isn't  in "go-go" mode as you put, but w/ stable 1-2% GDP growth our economy is certainly "the dog with the least fleas" vs other global economies. 

If I'm in a ballpark the most investing I'll do is for a beer or a hot dog. 

Anyway, here's my urgent dilemma: my wife and i seized an opportunity to move out of our primary residence, and into my in-laws while they will be gone for a few months.

Once again, wholesaling is just BUYING LOW and SELLING LOW, no legal issues with that, people get skeptical with assignments sometimes because the big dogs don't want the little dogs to come up from it, there's ways around it. 

Update:Still working like a dog to get all the water soaked walls opened and exposed for drying, but we're almost done with that part.  

In my free time I love tennis, reading, and playing with my dog.
