Personally, I keep multiple properties in a single LLC up to the point where the equity present of the combined properties (with some cushion) is at / above my insurance coverage amount(s).

Wait until the last minute or be present at the auction if possible and bid with confidence.  

Although @Guifre Mora presented some common situations there are a number of lenders for which 12 months is standard and extensions can go several months without penalties and there are no prepayment penalties so it really depends on what matters most to you. 

He was not a fan of SBA loans due to most of them taking ages to finalize and having all sorts of requirements not present in other financing options.

Unfortunately, I cannot touch most of that money so instead of making 25%+ tax-deferred returns in real estate, I'm subjected to lousy volatile Wall Street returns.  

@Matthew Anderson have you actually looked at the numbers side by side for the different options you presented? 

There isn't anything wrong with what you suggested however it is just more complicated and presents more opportunity for conflict and issues among the funding sources. 

If any opportunity such as yours presents itself to me, I will also make sure to find a way to make it work and make it a win-win for both sides.

They want their leasing broker to do that and only present sites that have merit to go to the next phase.

Do your own appraisal research and present that in your rebuttal.
