These homes are cash only deals though.

I found an investment property on loopnet.com and did analyzed the deal as an example. 

Still tons of great positive cash flowing deals that hit the 1% rule and TONS of appreciation potential.

Also get a copy of the local laws for rentals, so you know what you are dealing with. 

We personally fund rural deals all the time -- unfortunately, we don't lend in Minnesota.

Essentially, each property owner has two accounts, one in USD for rental income, property management transactions, and commission paid to me, now the other account is in a foreign currency and deals mostly with the rental expenses and transfers from their USD account to cover these expenses.Any suggestions would be greatly appreciated!
