No dressing up here but did take my daughter around the neighborhood dressed as a mouse.

My return is around 300 a month after bills which up until this point I have just used as money towards other bills but now want to expand and build something for my daughter to pass onto her.

There is only one unit directly above her, with two occupants, a mother and her 7-8 year old daughter.  

I've always had a an entrepreneur mentality.

But my mentality is changing. 

Many landlords are beset by fear and the thinking of "what if XYZ happens" but the compounding of lost cash flow and value increase on property of this mentality can be staggering.  

Your potential profit will get reduced by the  waste and lack of accountability of the tenants as they are “already paying for their utilities with rent” type of mentality, so expect high Utility bills.I made this mistake in my first property - had a duplex with one electric meter and refrigerated air on both units. 

A- 2 adults (including a homemaker) and 2 boys of 3 and 5.B- 2 adults (both working professionals) and 1 daughter in Kindergarten.C- 2 adults (both working professionals) and 1 daughter entering Kindergarten in 2020.Am I correct that I can expect less wear and tear with less children?

We've lived in this house for 7 years now and my daughter will be graduating high school in 2020 and my son in 2023.

And I have to get healthy mentally, physically & financially.
