Lots of tenants customers need an elevator especially medical to reach the second floor because they have disabilities or older in age.Try the existing tenants upstairs and see if they would expand into the other empty spaces.

(It also sounds like there were no specifics discussed, which makes it harder to say that it was a true “verbal contract”)In this case, your best solution is to talk to the landlord and let him know that you both made mistakes and wanna come to a mutual settlement to put it all in the past and move on amicably.

I use QBO and setup each property as a customer, than units as a sub-customer and tenants as a sub-sub-customer (I think this is the correct naming, its been a bit).
