I am currently a college student set to graduate in May of 2023 and I really need some advice.

In addition, it might be a nice job for a college student.

The university is merging with the Texas Tech system, and the "new management" will be promoting healthcare and tech programs and boosting the local community college's role in the area ad well. 

I knew he didn't have any debt, was paying for two kids to attend college, was starting to invest in real estate, and he only worked 4-5 hours a day.

You can be in Hyattsville or College Park at that price point.

IE a family with young children and a dog move in and literally never  moves out untill every kid has gone thorugh the local college.

I try to keep the comps within 10% but if there's a difference of a hundred sq. feet or so I'm not sure what degree of adjustment to make although I'm sure it depends on the size. 

For me, spending the cold, winter months living next to the beach and surfing where the ocean today in Costa Rica is 85 degrees (the ocean in LA is 58 degrees today), then when the rainy season starts, then migrating back to LA to enjoy late spring, summer and football season is a good goal for this point in my life.
