Yeah from what I've seen, multi family homes are cheaper, and would require double maintenance, but i think if they bring in almost double the rent, I don't know that I'd ever worry about selling them.

A 30 year mortgage would cost a couple thousand in closing costs, but the payments would be at least $300/month cheaper for the first 10 years unless I'm missing something.

People stay through one winter then bolt for cheaper pastures.We've installed electric heat pumps which are more efficient and gas was not available.Gas heat is my first choice with heat pump second.

I know gas is cheaper but all the bills will be in the tenants name and not having any gas in the house would help me from a liability point of view because if something were to go wrong with gas it usually does not end well.

In general things like this are frowned upon and if he would like to continue to be able to rent to military he will most likely cease and desist with his plan.Not knowing your specific circumstances the threat of making his properties "not available to the military population" may be stronger than a lawyer and cheaper for you.
