Other retail near by are a couple of small grocery stores, a child care facility, a 'fellowship' center, a 'gentlemens' clubI think the following might work;- New / Used furniture & Appliance- Car / truck rental- Equipment rental center- Any other thoughts?

Other factors:Property is in the flood zone, so I will need to buy flood insurance.Theft in 2016 (though Crimereports is clean for the last 6 months)Drug rehab center 3 doors downWater treatment plant within 1 mile of the neighborhood (Didn’t smell anything though)This property was purchased by the current owners for about $250K in 2012.They’ve taken very good care of it, and remodeled it very nicely this year.I would really appreciate your input!

It is my preferred metric because it allows you to combine ALL of the REI profit centers (cash flow, appreciation, mortgage pay down, and tax savings) into a single analytical framework rather than just looking at cash flow and completely ignoring the other 3 as many newbies tend to do when computing ROI.
