Verify (with more pics) no toothbrush in the bathroom, no, or minimal food in fridge or cabinets, empty (of clothes) closets.

However, I like to both "tenant proof" my rental properties and make them highly desirable, thus I still go with granite counters and resurface cabinets, stainless steel appliances, etc...

I am thinking of adding a kitchen bar/cabinets, sink, microwave, and fridge to this small bedroom and using it as a mini-kitchen.

I mean change orders, like more kitchen cabinets than were drawn on the plans.

We know nothing of your neighborhood... is it an A class neighborhood where formica cabinets would be a faux-pas, or is it a C class neighborhood where "who the heck cares what the cabinets are made of... if it has 2 bedrooms and a working AC you are good to go!"

It can be a home office, but they require a lock on the door, password on computer, paper shredder, and locking file cabinet.
