Ive recently seen buyers with loans at a bit over 5% interest for duplexes in y area. 

Is it possible to propose a seller financing option to a buyer with a property you have under contract from a wholesale deal?

These are all questions whose answers will help you chart the way forward ... there is no one size fits all answer.From an operational perspective it is always pleasant to know that your building envelope is relatively efficient (insulated and air sealed); that building systems (electrical, plumbing, HVAC and communications are up-to-date and dependable) and that you have the ability to put accountability for resource consumption in the hands of the tenants.  

Depending on the property type I may have a buyer for it already as well.  

today I'm seeing my attorney about revising a contract to use for terms on the buyer side and on the assignment side.

But the good news is there are less buyers in the market so there's less competition, and the sellers who are on the market are more serious about getting their home sold.Good news is there's about 150 homes in the east valley right now with at least 6 bedrooms, but only 23 of them are priced below $500k... not sure what your budget is.

As to me, I can't compete with cash buyers.

FHA will not so you will limit your pool of buyers.

I have seen these offered in softer type markets sometimes but in a strong market there is not a lot of need for buyers to deal with these alternatives much.

I listened to on the the BiggerPockets podcast how someone suggested that you put in an offer early so that it locks out other buyers and then use the inspection or other contingencies to back out later if you want to go with another property or the current one ends up not being as good of a deal...
