To make the move from wholesaling to rehab/flips, you might look for partner with funds who doesn't have time to do the work but is attracted to the higher returns that they can get from real estate (compared to banks, stocks, or bonds).  

Some of the peel and stick is pretty thick snd quite attractive...vinyl had to compete with laminates nowdays.

It also attracts people that are trying to get whatever they can.....as in...paying for their stay, then complaining to airbnb and getting all of their money back.

I like to follow the big money and I feel UNLV's self-investment will bode well for the area by attracting more and higher quality students (tenants). 

The wood is rotted and is not very attractive.

Plus, single families tend to be in nicer areas and attract a more stable, higher quality tenants.
