Issue that I have heard of but never seen actually happen is if there were a lawsuit for some reason, this arrangement leaves more of a hole for the courts to pierce your LLC.I'm not an attorney and this is not legal advice, this is just my experience and what I've been lead to believe.

Any other arrangement between you and the seller ("I give you the $10k and you give it back to me"), besides being pointless, may also be illegal: it could be construed as mortgage fraud, specifically fraud for profit or a cash-back scheme.

When the contractors are done we will have a professional cleaning service come in and give the place a deep clean, have the property staged, and have a professional photographer come and take listing photos.

I'm in the early stages of developing my single family home into a multi-family condominium building here in Los Angeles.I've created a nice pitch for potential investors, but I don't have the skills or experience necessary to create an accurate pro forma for my project.Is anyone familiar with a company that helps in the creation of these, or is there someone here in the forums that'd assist in creating one for me, for a fee?

Buyers are paying for rent to own arrangement, $100 option fee, $100 is applied to purchase price, need to save up a downpayment of 3% for FHA.Seller can offer seller's concessions.I believe @John Jackson uses seller's concessions.

Contract for deed / land contract / installment sales - any of those actually creates an "owner" as well as occupant; used to be that one of those arrangements would be used and structured so that the occupant never completely fulfills, so in the end the deed stays with the grantor / previous owner.
