I am specifically looking to invest in commercial strip centers, apartment buildings, medical buildings, or offices in general.      

So the risk to you in that situation is that you could have already spent some money for inspections, earnest money or whatever, and then you end up losing your financing right before closing and potentially any money you've already spent.  

If it is set to Contingent that means either inspection or financing or something like that still needs to take place and you have a better shot.

And considering they aren't actually moving in on the move-in date, should I do the move-in inspection and hand them the keys once they get in to town?
