If your lease agreement has a clause about not being a noise disturbance I would give the tenant a written warning and have the next door neighbor call animal control to file a complaint.

Commercial and residential are really different animals, IMHO putting SFH's into LLC's is a royal pain when a simple insurance policy will protect you as well.

Took out all old carpet and replaced with new in a neutral color . ( off white with sprigs of darker in it) re stained the kitchen cabinets with “ Minwax†Polyblend all in one using Bombay Mahogany ( I love this stuff ,no sanding clean with mineral spirits, and paint on, 2 coats usually does it $12 total) this is a dark redish color with black in the grain look.

This month alone she has reported me to the City for code violations and today i got a letter from an attorney stating that her dogs have to stay because they are service animals.

Refinish them and use 3 coats of poly.Then do a scratch/recoat every few years/vacancies.

Florida's a different animal from lots of other states.
