1920's class hardwood floors
Hello BP!
I bought a beautiful rental with traditional hardwoods throughout. There is carpet in the living, dining, and a hallway but not in the 2 bedrooms where there are hardwood floors. (could be refinished) I don't want to pull the carpet and have tenants damage the floors throughout the home though... I might want to pull the carpets before I go to sell many years down the line... But this is buy and hold.
Question:
What options do I have to keep those floors protected until I do refinish them and sell the home many years down the rd? I was told I can't put laminate over hardwood if I rip the carpets out. (Trying to dodge carpet cleaning etc..) So are my only options either having carpet or refinishing the beautiful floors and hoping they don't get destroyed? Sorry I have never owned a home before and this is my 1st project.

Refinish them and use 3 coats of poly.
Then do a scratch/recoat every few years/vacancies. They will hold up.
