if it is, only reason to add sheetrock is to increase value (for refi) and attract better tenants. look at comps in the area and see how they are done2. minisplits can be purchased and installed for $800-900 each. a standard forced air system runs anywhere from $4,000-6000, depending on the size. without seeing the house, its hard to say which is better. 3. some things i do to "tenant proof" my rentals.

That being said what else would attract someone to the area?

Alternatively, and I think this is the real issue, you are going to have to get over your fear of confronting this issue head-on.  

But we still plan to keep our target price point same to attract right buyers so hit on the margin ;-(

Maybe you can take a look at MF syndication or some alternatives?

BP Newbie here. So we just bought a 4plex in Minneapolis to househack. We’re living in 1 and renting out the other 3. 
My problem is that we have only had 2 inquiries that haven’t resulted in applicatio...

Here's the problem... 1) I can not offer on publicly listed properties without proof of funds2) I do not want to promise a homeowner of an off market property the world and not be able to follow through3) I have had challenges finding a partner willing to take a risk on me (someone with little experience, some knowledge, & a lot of drive) without a dealI feel like in order to attract an equity investor with my level of experience, I need a deal with so much margin they would be crazy to say no.

Since we have already lost about $9k in rent and with unknown timing, this seems to be a worthwhile alternative to stop our losses. 

I"m very attracted to the idea of STR in ether the Gatlinburg or Gulf coast areas.
