I will keep you posted regarding the progress of my project. yes my job will be a full rehab ..I can imagine knocking down some walls to open up space looking for a more modern layout ..moving electricity, refinishing/putting new flooring, gutting kitchen, new cabinets, counter tops, full paint outside/inside ..possible new deck, yard, possible cosmetics in the basement (new carpet, finish walls etc) ...properties selling for under 50K in my area are needing all that ..I hope I will not discover too much while opening walls. most of those houses are winterized with no utilities running ..so once I switch electricity/gas/water on ..lets see if the thing will not fall apart ;-)

Understand, I have no idea what I am talking about :).But since renters from outside your region were mentioned, I just thought I would put out there that in some areas (mine, for example) wall-to-wall is definately considered a lower end floor covering, and if we were moving to Charleston and renting at $2000 a month, my wife would definately insist on hardwood.

Since the condo complex is a loft layout, all of the other units have bedrooms without doors or a 4th wall.2) I am failing to understand why my property value is so low on zillow with a HUGE disconnect compared to the county's appraised value, and this question ties partly into the issue pointed out above in issue #1.

@Henry Chi, I am taking note of the suggestions being offered here for my own efforts.Mine will not be as huge an acquisition, but I like to see this breakdown as it helps me know where I need to control myself when it comes to spending.I have in the past overdone it with the remodeling and glad to see that I need to again revisit my own current budget as I was about $15K for a Duplex in Denver but clearly am a little off.I do have some reg-rading to do, replacement of retainment wall and was going to do some window work, some fence work but I may have to definitely revisit my own budget and implement all suggestions being given here to Zach.

@Russell Brazil I have to find a happy medium, but paying upfront fees is not going to do it for me.I mean... you could find an agent so new and inexperienced that they don't understand that they are working for free, and have them write the spaghetti-at-the-wall lowballs.
