With little money to dive into this with, I’m hoping to get into wholesaling to really start off my learning curve and build up funds to pursue more passive income later on.This kind of post is way out of my realm, but I’m fairly new to the South East side of Michigan, and was hoping to make some connection and possibly find someone willing to let me help them out with their existing wholesaling business, to get that experience I need to really have a strong foundation in place before I send myself off.

We're driving around looking for homes where the lawn isn't maintained and/or the outside of the house needs maintenance (like damaged siding or chipping paint), but no serious structural/foundation issues.

But more importantly, if the house needs a rehab, it won't qualify for a regular conventional loan if it includes things like roof, foundation, windows, etc., that comes up on an inspection.

Are you able to spot possible repairs needed to the foundation, plumbing, roofing etc.. on the initial walk-through?
