Is this something they charge for the service for people that aren't regular investors?

Flipping houses regularly in such a plan does incur tax known as UBIT since the tax exempt entity is conducting a business and competing with taxpaying businesses as opposed to just making passive investments.  

Keep the sellers updated on a regular basis as you obtain the estimates.

I would worry about a clean phase one.

This really only works if there's clean title behind your lien.

At most we would call in a sub to clean the ducts and furnace.  

I wonder...if she's finished moving and I have to pay someone to clean a dumptruck of debri from inside and out....could I take to her current residence and place it in her yard?
