@Jimmy LieuHi Jimmy.Conventional and FHA financing have condition of property appraisal specifications.So, a house without working plumbing, without working heat, or a leaking roof, won't pass appraisal standards.

For the heat exchanger I'm using 3/4" black pipe.

They extend the life of the roof and also reflects heat.

Hello Grant,I'm an out of state investor living in Miami.

So I set my rates lower than XYZ Heating and Air, and what I quickly discovered was that I was getting all of the customers that XYZ didn't want, because of no pay or slow pay or they were just jerks.

The heat doesn't work properly in the winter (which we managed to get through) but the unit makes some crazy screeching and thumping sounds with the AC running, especially in the middle of the day when it's so hot you can fry an egg on the sidewalk.

Obviously providing a property with heating and air is the landlords responsibility.

People are coming to the area because Miami is getting too expensive.
