With the logic that I'm using (opening LLCs in other states) this would also mean that I would/should have a RE license in those other states as well, but time and accurate information gather will decide that.  

I also tell them if they need to go back to the house for any reason they must inform me first as I have a nosy neighbor that calls me everytime someone goes in the house.

Since they no long have it listed - they may tell you more than you might expect about the seller, the house, the existing financing and other valuable information that will help you make a contract and close a deal.

There is also a group called ACRE that meets on Thursday nights that you can find more information on MeetUp.com.  

I'd say to start with an informal, small gathering, see what the participants are interested in, and then plan the next one based off of their feedback.

You will not find the (very subjective) information in the MLS if for no other reason, licensing laws prohibit it. 

The property is across the street from the library , within 1-2 blocks radius of the post office , diner, pizzeria ,churches , dentists office as well as other small businesses , what other information do I need before pursuing this deal?

Your DD period will allow you to verify some of that information, like cross checking the leases that you will now have access to with the rent roll provided to you prior to LOI submission.

You will probably get some good answers here but I suspect we will need more information.
