For what you've (and will be) investing in obtaining and maintaining your license @Tyler Stone, you'd been better off using an already established Realtor since, as a Buyer, you don't pay commission- maybe you can share more as to what went into your decision to get licensed? 

If not you need to add this to your standard bill.I'd they are irresponsible towards the yard then I would select option 2.Explain this to them and let them know they will make the decision based on their actions.

I would possibly have made a better decision on what improvements to make if I had sought their help during the rehab process.

The general partners are actively managing the property, making decisions toward renovations, and handling marketing and financial reporting.

Good landlords don't make decisions based on 'feelings'.
