I have a duplex about to go up for sale in Fort Myers and currently have one for sale in Cape Coral that is owner occupied on side. 

With 1,174 closed sales in July 2024—a slight 0.86% increase from last year—this market remains a solid choice for both families and investors.

Add on top of that any maintenance issues that pop up (and they will eventually).

I guess that's not huge, but it feels like a lot especially when I try marking up the cleaning fee to guests to account for the Turo fees. 

On a practical basis, I've never heard of a lender doing drive bys after the close of escrow to make sure you are still there.

I'd also see if they are doing things to help keep the house cool during the day-keeping windows closed, having curtains or blinds closed to reduce the amount of direct light coming in (ie literally the sun shining in through the windows-not simple daylight).

If the background check and credit check come back clean, then I approve the tenant and walk them through setting up online payments.

I am planning to buy a house in Bronx, close to the city, I found a single family house 1 and 1/2 bathroom, 3 bedroom, finished basement, garage, and yard,The house looks in really good condition, I already made an offer for 570.000, in melrose Bronx, I know this is not a safe neighborhood, but I do believe the house will appreciate and also I think I could easily rent it since it’s close to the subway,What do you guys think, will a house in melrose Bronx will appreciate it, taking into account it is close to projects and it’s in melrose?
