Competence below average, rate terrible. 

In the area I will be investing in the average ARV for a 3/2 is between 165k and 240k.

I'm just an average joe investor compared to many on this site, but I'm an active husband, active father of 4 kids (all 7 and under), active community member, and still work a demanding performance-based full-time W2 job outside of scaling my real estate investments to where they are today. 

Average of these 10 homes was $230,330.

What is rent escalation, and what is the average per year?

When you buy property that is well located in a market with diverse economic base, that is growing, that has many attractive features, and is reasonably priced compared to the average income for the area, you set yourself up for success. 

We’ve been averaging about 1 per year and want to step it up to 4 flips this year and start building a rental portfolio at some point in the near future. 

This was a great value add opportunity. 1BR rents were averaging $734 but the market supports $875-$900. 2BR rents were averaging $848 but the market supports $1100-$1200.

It is a 3 unit multifamily that could get on average about $800.00 per unit. 

I didn’t think anyone would be able to tell me what to put into it for renovations since there isn’t pictures yet I was just curious as to if there was a average number people try to sit by.
