So for the very scattered thread, I obv. didn't take too much time on this, being I'm more excited and eager to find out more before they hire some type of broker, if they already haven't.As of right now, if anyone is potentially interested in helping, could you walk me through the phone call with the owner?

It is a numbers game and you need to get the phone to ring to find the truly motivated seller.  

@Gabriel Mercedes My suggestion is just get simple cards: Gabriel Mercedes, Real Estate Investor with an email address and phone number. 

I just wish they wouldn't make a phone call without first having become colleagues and sending PM about best times and days for a phone conversation.

DISCLAIMER: I *DID* share phone numbers with the people I thought would have the greatest chance of success due to their emotional need (they had a strong 'why do it') and it was not going to emotionally scar them if it failed miserably.
