Also, shared leases are always a shorter-term as it is a situation of convenience and people's life changes and than so does that convenience. #2 is the "no-brainer" selection.

Phoenix has a 75% to 95% increase by 2030 .... so while 'flipping' isn't what i want to do ... i'd be selling it potentially in 20 yrs ... it'd be great to buy a Class B that's in a convenient 'good' place ... and then to have the city DOUBLE in size ... driving up the property value too

I think you just need to be realistic that it doesn't make sense financially, but you just want to do it.I choose to rent right now at this point in my life because I like the convenience of it.

The two reasons are because I feel I could make more money renting the rooms to multiple friends @ $300/ea room and also I have a friend who really needs a place, and it would be convenient for them to rent a room with me for the time.

., the tenant was to pay them.I called PayPal and asked about it, and was told they could choose the "send money to friends and family" option, with no fees to either side if they paid with a bank account - so doing so, was not against PayPal rules, at least at the time about 4 years ago.Really convenient for tenants, as they can pay with different options.

That's why if I had good reason to suspect trouble brewing, it would be one approach worth trying.When we do periodic inspections (at least twice a year) and enter the residence, not only do we give our tenants legal notice to enter, but we ask them for a date and time that is convenient for them and set an appointment.

I have always looked at providing laundry as a service and convenience to my tenants, not as a income stream, but this is ridiculous.
