I'm planning a trip to Scottsdale in two weeks.

The first trip around the Monopoly board ... you pick up as much property as you can afford and if you can't pay cash, you mortgage it.  75 of the last 80 years real estate has appreciated.If you can't afford it, the bank most likely won't loan on it based on their guidelines. 

We are faced with this on occasion but if you make a trip to your local municipality (if accessible) They usually Fix the problem for you.

In MN, a trip charge alone starts at $150+. 

Example: my son and his friends booked out one of my houses- (I offered it as a graduation gift to them for their senior trip).

Yet, I'm not sure that buying real estate in a foreign country is the right thing to do as an adventure so your decision to hold off on that makes sense, given your specific circumstances.Most people who are looking to buy properties in Mexico and reach out to me for help do so after they've come back from a trip/stay in Mexico because they can see for their own eyes what's going on and can figure out what's going to happen there and they want a piece of the action.Once you get to Puerto Vallarta and the Riviera Nayarit, you'll witness with your own eyes the ever growing hordes of tourists and remote workers.

And you have the strength to borrow against your inflated value without paying taxes (right now) on the money like you would with earned income.If you use the tax-dodged money to reinvest vs. buy a Luxury Yacht, it creates even more power.Although Luxury Yachts are nice.Just my 2 cents.
