That process doesn't work if you buy a nice house with a maximum LTV conventional loan because you've done nothing to increase the value.

PM makes or breaks out of state investing.also decent inspections of the properties prior to close and addressing major issues. not talking about an inspection report and have to do everything NO one can do that or should expect it but major systems should be all in place and functioning with nice lifetime left on them..

Usual upgrades are LVP flooring in all common areas and bathrooms, neutral tone paint, paint the cabinets, new lighting and fixtures, and stainless steel appliances, which I really believe makes all the difference in the world with C-class apartments.

I'm sure it differs based off of the area of town but the property I am looking at is in a nice residential neighborhood in South Asheville and is a duplex.
