Right now we are right back in the historical norm at about 64%.I think this spells big profits for real estate investors, because we will be competing with fewer retail buyers (who tend to pay too much) and there will be plenty of demand for rental units.Millennials seem to be good savers, despite shouldering high student debt loads, and working lower paid jobs as a result of entering the workforce in the recession.

A private college education for kids entering kindergarten today will easily cost a half million dollars in the future.My point is that when someone claims their status as a millionaire, it doesn't carry the weight it once did.

Just like mutual funds, however, asking the right questions about performance and expenses (load fees, 12b-1 fees, transaction and distribution costs, tax impact of dividend distributions VS vacancy rates, maintenance rates, refurb specifics, ROI etc) upfront will go a long way to making the most of your investment.

However, you have to be careful that most of these houses are either "Lead Loaded" and/or in "D" areas and you need to count your cost to replace at least the windows and paint the house every 3 years as the ordinance calls for inspection.

We do have fees and in the beginning it was a bit tough but I think overall the support and infrastructure that RE/MAX in general and our particular brokerage offer is worth its weight in gold.
