If you are looking for a property manager, a good one is worth their weight in gold.

It was hard to save the money but it was such a weight off my shoulders that last year so I could put my focus to my studies.

Not to bring unnecessary emotional baggage to a business thread, but there is a higher weight on my shoulders to take care of a property that my family worked very hard to get, which is why I cam to this site in the first place.

Perhaps, you could patiently keep buying where your other properties are in the good part and scale gradually instead of going with the outliers.

By designing with cost effective means and planning for cost effectiveness when building, a good team can save you some money and is worth their weight.

Most are not paying enough attention to the process and giving variables their true weight.

So, I have no idea how much weight those pictures have in court.  

a judge is going to see that. 6th, get a home inspection. hire an inspector with a mold certification. have him do a complete home inspection WITH testing on anything he feels may be mold. then, take that report back into court with you. thats a professional opinion that will hold more weight in court than anything your former tenant can bring to court. plus, if you are serious about selling the house, you just saved your prospective buyer $400 for their home inspection. lastly, counter sue the people for damages to the house. there is no way that the $1000 will cover all the clean up and damages. you would be surprised how quick they drop their suit when they are hit with one themselves. good luck

I didn't have to do it but knew I'd get more in rent with nice windows, plus it's good to invest in a property and make it nicer so people want to stay - though improvements can be made gradually.
