Procrastinating is just part of the game.

I just use one LLC for all of mine.You will have an additonal schedule on your personal tax return for the LLC and the properties but it will still be with your personal return.As far as the deed goes, not sure of the process in your state but you can just have the deeded party changed in a simple process and its not that big of a deal/expense.Your accountant can set up the LLC for you or you most likely can do it yourself online through your state web site.The added schedule on your tax return still files with your tax return and will not change your income for the year.Taxes will still be sent to the same address they have been coming to unless you change that, they will be in the name of your LLC not you/your wife's names.

As Wayne said, you need to make sure the stay was lifted in the bankruptcy and then you are free of any restrictions imposed by the bankruptcy (or bankruptcies- they may be trying to play games with multiple filings). 

If your contract was just with the GC, he has skin in the game.

You need to start saving as much money as possible so that you can have "skin in the game."

The lady I sat next to used to be a real estate agent but has been out of the game for 8 years and is now getting back in so that she and her husband can retire and live in our area comfortably.  

You wll certainly be able to have skin in the game.

I would like to follow the BRRRR strategy and am able to put in $15k-$20k in rehab costs (my skin in the game).
