My luck is based on being first and therefore demonstrating I will close asap no hiccups, having a great realtor (listing agent is not tech saavy and my realtor knew how to work with him), and just plain emotional appeal (I will be living in it, it will not be run by a bad name property management company with an owner that will never see the place).

When it comes to emotions, I think it would be more important to connect with him emotionally and then come out with numbers that will make sense to him and to you.Either way this definitely doesn't look like a bad deal, especially if you are comfortable with the area and your experience with your other property.RE boils down to numbers.
