Question for any Commercial Property Managers:What software works best for allowing tenants to pay rent online and keep track of invoices and maintenance request?

I have a few seller finance deals that I am currently rehabing and was wondering if anyone had any creative ideas of pulling the renovation money out while still keeping the seller financing loan since they are 0-3% in place. 

Biggest mistake of my life, was not keeping 50 or so more of the 500 I flipped in Cleveland, cost me millions.  

It is normal to have 6 cars at every booking for our PF cabin so the likelihood keeps going up that someone would want one as EV's become more popular.

Places like Clearwater Beach that had existing laws can keep the law but cannot change it.Orlando has some communities built where they were built for investors/second home owners in mind to use and then rent out most of the year. 

Also, keep in mind you will want to refinance before moving out. 

23 years is a long way off, but I know a person with a hangar they are tearing down to build new in effort to keep their land lease.  

It's one of the "nevers" many of us keep a list of. 

Keep in mind you can also tweak some of the coverage amounts they send you, and you can sometimes get discounts for certain things like weather resistant windows, security features, fire alarm, etc.
