Ask what they see them selling for and what expenses are by category.

My title company has this for $5 a week, and essentially everything listed as a short sale falls in this category.

@Joe Villeneuve The rent in the area definitely varies a lot, but it is reasonable to get a triplex where you can rent out of of the 3 bedroom units for 1500-1600 a month.

These vary from a inheritance, money found, emailing you about something you have for sale, or a add you placed online etc.

People who are saying it doesn't work fall into the category where I like to see my competition...at the quitting line with the rest of the complainers. 

Keep in mind taxes vary by county. 

The OP needs to get with a knowledgable accountant/CPA.I think you will find that CPAs give varying advice on this with some advocating a very strict interpretation of Single Member LLCs always following through to the Schedule C while others interpret it as rentals always following through to the Schedule E.
