If your upper tenant don't like the smell, they have rights. 

This would be different say if the garage had a studio apartment on the upper level.

Lower level finished basement, main floor all the drywall had to be removed plus floors and subfloor, upper level bottom half of most walls.

We are waiting to hear back from the bank as to whether they'll authorize the short sale but are confident it will be because the price was preapproved by the bank holding the note.It's a bit of a fixer upper and we are going in on the property with a  Homestyle renovation loan.  

However, what I would suggest is that you try to find a house that is selling for less than it's worth, or a fixer upper if you are able/handy, at least 75% ARV.

I want to conquer flipping houses then eventually move onto buying and selling fixer upper to clients that want a like new home without the timeline.
